The Parkstadt Quarter is being developed on the grounds of the former Tengelmann site in Mülheim an der Ruhr, once an extensive industrial estate. The transformation redefines this historic area as a productive urban district that combines housing, offices, commerce, culture, education and gastronomy. The masterplan balances the revitalisation of existing structures with carefully placed new buildings, creating a mixed-use quarter organised around a generous Central Park. Linear volumes frame this open space, protecting it from external impacts and shaping varied entrances, while courtyards accommodate community gardens and play areas.
Mobility and connectivity form the backbone of the concept. Parking is concentrated in a shared underground level equipped for electric charging, complemented by mobility hubs that integrate car-sharing, bicycles and micro-mobility. Public transport is reinforced with new stops and on-demand systems, securing accessibility across the district. A continuous network of pedestrian and cycling paths links internal courtyards and extends outward to connect with the wider city and the planned regional cycle highway. By prioritising walkability, multimodal networks and sustainable transport choices, the quarter reduces car dependency while strengthening local identity.
